Move-In Instructions
Lighthouse Realty Capital (LRC) welcomes you to your new home. We are glad to have you as clients, and want you to have a smooth transition in moving-in. Listed below is some helpful information.
Keys for Your Unit: Unit keys, pool keys, gate cards, etc. may be picked-up at our office, unless we have prearranged to meet you at your unit. Please call or email us to confirm when you will be picking these up.
Condition of Your Unit: Considerable effort and time has gone into the preparation of your unit including painting, cleaning, needed repairs, etc. If your unit is not to your satisfaction, or a repair is needed, please call our office and we will take care of any problems. Also note that we will be expecting that the unit be in the same condition upon your move-out. We will complete a move-in inspection form as well as a move-out inspection form with you.
Rent Payments: Per your rental agreement/lease, your rent will be due on the 1st of each month. Avoid paying a late fee by paying no later than the 5th of each month. You may mail your check, money order or cashier’s check to our office, visit our office in person, or make your rent payment online through our website at www.LighthouseRealtyCapital.com
Electricity: You will need to contact Southern California Edison at 1-800-655-4555 to transfer this utility to your name. You may also visit SCE’s website at www.sce.com to make your transfer online. We recommend that you arrange this transfer at least 24 hours before your move-in date. Please be prepared to provide us with your new account number to confirm the transfer. Note that for south Orange County properties you may need to contact San Diego Gas & Electric by phone at 1-800-411-7343, or online at www.sdge.com.
Gas: Contact Southern California Gas at 1-877-238-0092 to transfer this utility service to your name. You may also handle this transfer online at www.socalgas.com. Once again, please be prepared to provide us with your new account number to confirm the transfer. Note that for south Orange County properties you may need to contact San Diego Gas & Electric by phone at 1-800-411-7343, or online at www.sdge.com.
Trash/Water/Sewer: We will provide you with the contact information for each company for trash, water and sewer service. These companies can be different for each town. As with each utility service, we recommend that you schedule the transfer at least 24 hours prior to your move-in date.
