Stabilized Apartment and Mobile Home Park Loans: Very competitive rates and terms. Bank program assumes well-maintained property with financially strong borrowers and good credit.

Stabilized Commercial Real Estate Loans: Very competitive rates and terms. Bank program assumes well-maintained property with financially strong borrowers and good credit.

Non-Bank Loan Program:  Apartments, Commercial, and Bridge loans. Up to $10,000,000. FICO: 650 minimum. Fixed-rate terms of 5 to 25 years. Up to 30-year amortization. Nationwide program. Non-recourse available.

Fix & Hold Loan Program: Residential income properties 1 to 4 units, investor-owned (non-owner occupied), rate fixed for first 3 years, Minimum 650 FICO, 30/30 loan term, loan rolls to adjustable rate at WSJ Prime + 4.00%,  up to 70% LTV, loans up to $1,000,000, no tax returns required, no debt-to-income ratio requirements, 3.0% prepayment penalty during first 3 years, LLC’s, Trusts & partnership ownership acceptable, 30 to 45 day closings.

Private Money Loans = Fixed rates at 8.00% to 11.00%. Loan fee = 2.0% to 4.0% (includes LRC). Fast loan approval and close. More flexibility on property and credit.
